Why Ayamonte

A Spanish town on the Portuguese border, facing the Atlantic.

The old town of Ayamonte.

Ayamonte sits at the mouth of the Guadiana river, where Spain meets Portugal, in the province of Huelva in western Andalusia. It is a working Spanish town, not a purpose-built international resort: people live here all year, children go to school here, and shops, cafés and restaurants serve a local population.

A few minutes away, Isla Canela and Punta del Moral put wide Atlantic beaches and an 18-hole golf course within reach. Across the river lies the Algarve, and Faro, the international airport for Ayamonte, is about 70 km away, roughly 55 minutes by road.

The appeal is the combination: Spanish daily life, asking prices well below the nearby eastern Algarve, Blue Flag beaches at Isla Canela and Punta del Moral, and two countries on the doorstep. Read more about living in Ayamonte.

Ayamonte or the Algarve

Considering the Algarve? There may be another option just across the border.

The Algarve is established, international and well connected. Ayamonte shares the same Atlantic coast and the same airport, but offers a different everyday life. Neither is better. They suit different people.

The Algarve may suit you better if

  • your children need an English-curriculum school
  • you want to live in English from the first day
  • you want a larger, longer-established English-speaking community
  • you want an airport that is closer

Ayamonte may suit you better if

  • you want more space for the money
  • you want a working Spanish town rather than a resort
  • you want Atlantic beaches with fewer people on them
  • you want the option of using both countries

Asking prices average €2,065 per m² across the Ayamonte municipality, against €3,545 in the city of Tavira (August 2026). And since May 2026, Portugal charges buyers who are not Portuguese tax residents a flat 7.5% IMT. Spain has no equivalent.
