Tavira is one of the best-known towns of the eastern Algarve, about 32 km west of Ayamonte across the Guadiana, a drive of around half an hour. Many people looking for a home in this corner of Europe end up comparing the two: a Spanish town and a Portuguese one, so close that you can live in one and have lunch in the other.
They share the same river, the same Atlantic light and the same airport. They differ in price, in taxes and in the language of daily life.
The price difference
| Area | Asking price per m² | €300,000 buys about |
|---|---|---|
| Ayamonte Pueblo | €1,627 | 184 m² |
| Ayamonte, municipality | €2,065 | 145 m² |
| Isla Canela | €2,806 | 107 m² |
| Vila Real de Santo António, town | €3,105 | 97 m² |
| Punta del Moral | €3,308 | 91 m² |
| Tavira, town | €3,545 | 85 m² |
| Tavira, municipality | €3,574 | 84 m² |
| Vila Real de Santo António, municipality | €3,784 | 79 m² |
On average, the municipality of Tavira asks about 73% more per square metre than the municipality of Ayamonte. Even Ayamonte’s most expensive area, Punta del Moral, asks less than the town of Tavira. For the same budget, Ayamonte usually buys considerably more space.
Vila Real de Santo António, the Portuguese town directly across the river from Ayamonte, is in the table because it is the closest comparison of all, a fifteen-minute ferry ride away. Its municipal asking-price index was higher than all the Ayamonte areas shown here; its town-level index, however, remained below Punta del Moral.
The tax difference for non-residents
This is where the two countries differ most for a foreign buyer.
In Portugal, since May 2026 residential property bought by people who are not Portuguese tax residents is subject to a flat 7.5% property transfer tax (IMT), without the progressive bands and main-home exemptions that residents keep (Decreto-Lei 97/2026 (opens in a new tab)). Stamp duty of 0.8% is added to the purchase (Portal das Finanças (opens in a new tab)). For a non-resident buyer who has never been Portuguese tax-resident and does not qualify for an exception, the standard residential purchase calculation used here is therefore 7.5% IMT plus 0.8% stamp duty.
Previous Portuguese tax residence can change the IMT treatment. Buyers who become tax-resident within two years may request a refund of the difference, subject to the statutory conditions and deadline, and there is a separate exception for homes let at a moderate rent under the conditions of the law (Portuguese tax authority, September 2026 (opens in a new tab)).
In Spain, a non-resident buying a resale home in Ayamonte pays the same 7% transfer tax (ITP) as anyone else under Andalucía’s general rate, and a new build pays 10% VAT plus 1.2% stamp duty (AJD).
On a €300,000 resale home, and assuming the tax base equals the price, that means about €21,000 in Ayamonte and about €24,900 in Tavira for a non-resident buyer. Combining price and tax on a 90 m² resale home at August 2026 average asking prices, the purchase taxes alone come to about €13,000 in Ayamonte against about €26,700 in Tavira, assuming the purchase price is the taxable base and no reduced rate applies; the prices themselves are about €185,900 against €321,700.
One exception runs the other way. For a standard private purchase of a completed new home, the acquisition-tax comparison can favour Portugal: 8.3% under the non-resident assumptions used here, against the general 10% VAT plus 1.2% AJD in Andalucía. Portuguese residential property transfers are normally VAT-exempt (Portal das Finanças (opens in a new tab)). Compare the final figures for the specific property, not only the rates.
The agreed purchase price is not always the tax base in either country: Portugal uses the higher of the price and the property’s tax value (CIMT article 12 (opens in a new tab)), and in Andalucía the reference value applies where it is higher. A Portuguese mortgage can also add stamp duty on the loan itself, separately from the stamp duty on the purchase.
Owning it
In Portugal, Tavira applies the minimum municipal property tax (IMI) rate of 0.30% (Câmara Municipal de Tavira (opens in a new tab)); in Ayamonte, IBI is reported at 0.790% of the cadastral value. The two rates apply to different taxable values and cannot be compared directly.
In Spain, a non-resident owner also pays an annual income tax on the deemed income of a home kept for their own use, even when it is not rented out (Modelo 210, Agencia Tributaria (opens in a new tab)). Budget for it separately from IBI.
General information, not advice. Tax rules on both sides of the border changed in 2026; take advice in both countries before committing.
What Ayamonte offers
Considerably more space for the money, lower purchase taxes on resale homes for non-residents, and Spanish daily life in a working border town. Ayamonte’s beaches at Isla Canela and Punta del Moral fly the Blue Flag in 2026.
And you do not have to choose between the two countries. The ferry to Vila Real de Santo António carries cars as well as foot passengers, and the international bridge links the motorways. Living in Ayamonte, Portugal is part of everyday life.
One practical detail: Tavira is one hour behind Ayamonte throughout the year under the current clock-change rules. Living on the border means two clocks.
What Tavira offers
Closer to the airport. Tavira is closer to Faro airport: the routes checked in September 2026 were approximately 37 km from Tavira and 68 km from Ayamonte (Tavira–Faro (opens in a new tab); Ayamonte–Faro (opens in a new tab)).
A school in English nearby. Colégio Santiago Internacional in Tavira is the nearest international school to Ayamonte and follows the English curriculum; see our Schools page for fees and transport, and confirm the current arrangements directly with the school. Ayamonte has no international school.
Public services. Tavira has a public health centre on Estrada de Santa Luzia. Check registration requirements and access to a family doctor before moving.
If your children need an English-curriculum school, or you fly often, Tavira makes daily life easier.
Residency
Buying a home does not, by itself, give you a right to reside in either country. Property investment no longer qualifies for a new Portuguese Golden Visa application (Lei 56/2023 (opens in a new tab)), and Spain closed its investor-residence route to new applications in April 2025. Non-EU buyers need another route, such as Spain’s non-lucrative or digital nomad visa, or the Portuguese equivalents.
Who each place suits
Tavira suits buyers who want an English-curriculum school close by, a shorter drive to Faro, Portuguese daily life, and who are or will become Portuguese tax residents, since that changes the purchase tax.
Ayamonte suits buyers who want more space for the budget, lower taxes as non-residents on resale homes, Spanish daily life and the option of using both countries.
