Ayamonte and the Costa del Sol

The Costa del Sol is where most people start when they think of buying in southern Spain. Ayamonte is at the other end of Andalucía, about 340 km west of Málaga by road, a drive of roughly 3 hours 45 minutes to 4 hours, on the border with Portugal. Both follow the same general purchase-tax rates, but they are very different places.

Figures as of August 2026. Source: idealista price index, Ayamonte (opens in a new tab) and Málaga province (opens in a new tab). Asking prices from published listings, not recorded sale prices.

In August 2026 the province of Málaga asked about twice as much per square metre as the municipality of Ayamonte. Compared beach with beach, Fuengirola asks about 59% more than Isla Canela, and Marbella more than twice as much.

Asking prices remain above their level a year earlier in both markets. Málaga province reached a new high in August 2026, while Estepona was up 17.4% year on year.

What €300,000 buys

At August 2026 average asking prices, before costs and taxes:

AreaApproximate size for €300,000
Ayamonte Pueblo~184 m²
Ayamonte, municipality~145 m²
Isla Canela~107 m²
Mijas~81 m²
Málaga, city~76 m²
Fuengirola~67 m²
Estepona~60 m²
Marbella~50 m²
A price-index comparison, not a promise that a home of exactly this size is available. Individual properties vary widely: terraces, parking, storage, condition and sea views all move the price.

Same general purchase-tax rates

Ayamonte and the Costa del Sol are both in Andalucía, so the same general purchase-tax rates apply: generally 7% transfer tax (ITP) on a resale home, or 10% VAT plus 1.2% stamp duty (AJD) on a new build from a developer, subject to the applicable conditions and any reduced rates, with no surcharge for non-residents. The annual non-resident income tax (Modelo 210) follows the same national rules. Municipal taxes such as IBI vary from town to town. What changes most is the price the percentages apply to.

On a 90 m² home at the August 2026 average asking price, the 7% transfer tax would be about €13,000 in Ayamonte, €24,800 in Málaga city and €37,500 in Marbella, assuming the purchase price is the taxable base and no reduced rate applies. This is an illustrative comparison based on average asking prices, not a tax quote for a specific property.

What Ayamonte offers

Roughly half the price per square metre. A year-round Spanish border town with a much smaller tourism footprint than the Costa del Sol, which received 14.65 million tourists in 2025 (Turismo Costa del Sol annual balance, as published by the City of Málaga tourism office (opens in a new tab)). Wide Atlantic beaches, and a second country just across the Guadiana, with Faro airport about 55 minutes by road.

What the Costa del Sol offers

Flights. Málaga-Costa del Sol Airport handled 26.76 million passengers in 2025 (Aena (opens in a new tab)), while Faro, Ayamonte’s airport, handled 10.4 million (INE Portugal, preliminary 2025 data). More routes and more frequencies, including direct airBaltic flights to Málaga from both Tallinn and Riga (airBaltic (opens in a new tab), Tallinn Airport (opens in a new tab)); check flight days and seasonal availability for your dates. Faro has no direct flight from Tallinn. Málaga Airport is also served by the C1 commuter train: Aena gives approximate journey times of 8 minutes to Málaga María Zambrano and 34 minutes to Fuengirola (Aena (opens in a new tab)), and Renfe describes the frequency as approximately every 20 minutes.

Schools. The province of Málaga has a wide choice of British and IB international schools, and schools that follow Nordic curricula: Fuengirola has a Finnish school, operating since 1991 (Colegio Finlandés (opens in a new tab)), and a Swedish school, Svenska Skolan Costa del Sol (opens in a new tab), and Benalmádena is home to a Norwegian school, Den Norske Skolen Málaga (opens in a new tab). Ayamonte has no international school; the nearest, in Tavira, lists a taxi arrangement to Ayamonte.

Community and services in other languages. Large, long-established British and Scandinavian communities, with clubs, churches and services in several languages. Fuengirola has a long-established Finnish community, reflected in its Finnish school and Finnish-language services.

Private healthcare. Several private hospitals with 24-hour emergency departments along the coast, including Hospital Quirónsalud Marbella, Hospiten Estepona and Hospital Vithas Xanit Internacional in Benalmádena. Around Ayamonte, private hospital care means Huelva.

Slightly milder, sunnier winters. AEMET’s published normals give Málaga Airport an average of 12.1°C in January, with average minimums of 7.4°C and about 180 hours of sunshine. The nearest comparable station to Ayamonte with published normals, Huelva Ronda Este, gives 11.0°C, 5.9°C and about 165 hours. The difference is real but small. These are station measurements from Málaga and Huelva, not from Ayamonte, over slightly different periods (1981–2010 and 1984–2010) (AEMET, Málaga Aeropuerto (opens in a new tab); AEMET, Huelva Ronda Este (opens in a new tab)).

If you want to live in English from the first day, have children in an international or Nordic school, or fly often and at short notice, the Costa del Sol makes that easier.

If you plan to let the property

Holiday lets are being restricted in parts of the Costa del Sol. Málaga city suspended new tourist-use housing registrations across the whole municipality from August 2025 while it processes new planning rules; the suspension can last up to three years, or end earlier if the new rules receive final approval (Ayuntamiento de Málaga (opens in a new tab)). Other municipalities have their own approaches. Wherever you buy, check the municipal rules and the community statutes before counting on rental income.

Who each place suits

The Costa del Sol suits buyers who want maximum convenience: frequent flights, international and Nordic schools, a large foreign community and services in several languages.

Ayamonte suits buyers who want more space for the money, a quieter Atlantic coast and Spanish daily life.
