At the eastern end of Ayamonte’s coast, Punta del Moral combines a fishing village, a marina and a dune-backed beach. It sits on the Carreras river, opposite Isla Cristina, and it is the part of Ayamonte where the water is part of daily life: fishing boats at the quay, sailing boats in the marina and the Atlantic a short walk away.

A fishing village with its own traditions

Punta del Moral is a barriada, a neighbourhood of Ayamonte with its own identity. Its patrons are San Antonio de Padua and the Virgen del Carmen, the patron saint of sailors and fishermen.

The June festivities include a procession honouring both patrons, traditionally including an entry into the waters of the Caño de la Mojarra, carried on the shoulders of their bearers (Ayuntamiento de Ayamonte, 2022 (opens in a new tab); 2025 programme (opens in a new tab)). In July, during the Virgen del Carmen celebrations, a traditional boat visit from Isla Cristina crosses the Carreras river to Punta del Moral (Ayuntamiento de Isla Cristina (opens in a new tab)).

Fishing is still a working activity here. In November 2025, Andalucía’s ports agency reported around 40 fishing vessels based at Punta del Moral, using a 140-metre quay (Puertos de Andalucía (opens in a new tab)).

People live here all year. The national statistics office recorded 802 residents in the population centre it calls Isla del Moral on 1 January 2025 (INE (opens in a new tab)); that statistical boundary is not the same as the wider property-market area that goes by the name Punta del Moral.

The beach

Punta del Moral beach is the easternmost of Ayamonte’s four beaches. The town describes it as more than 1,700 metres long and around 150 metres wide, with fine golden sand (Ayamonte Turismo (opens in a new tab)). Access to the sand is by boardwalks across a dune system that was restored to reduce trampling and protect its vegetation (MITECO (opens in a new tab)). Among the plants it protects is Linaria lamarckii, endemic to southern Portugal and the Huelva coast and classified as endangered in Andalucía (Junta de Andalucía (opens in a new tab)).

At the eastern end, a breakwater marks the mouth of the Carreras river and is a favourite spot for fishing. The town mentions surfing, and summer evenings have included an open-air cinema. The beach flies the Blue Flag in 2026 (ADEAC, 2026 list (opens in a new tab)) and is listed on the TUR4all accessible-tourism platform.

The marina

Marina Isla Canela is at Punta del Moral, opposite Isla Cristina. It publishes 231 berths for boats from 6 to 24 metres, with water and electricity at the berths, a boatyard with lifting facilities and a fuel station (Marina Isla Canela (opens in a new tab); facilities (opens in a new tab)). For boat owners it is a real advantage: a berth within walking distance of home, and the Algarve a short sail away.

Sizes are €300,000 divided by the average asking price per m², before costs and taxes: a budget comparison, not a promise of what an available property will offer.

In August 2026, Punta del Moral had the highest asking-price index among the Ayamonte districts reported by idealista, at the top of its own series. It asks about 60% more per square metre than the municipality as a whole, about 18% more than Isla Canela, and about twice as much as the town.

Two kinds of home coexist here: the houses of the old village, and apartment developments with pools and gardens near the beach. They are very different purchases. In the village, check the condition of the building, the land registry entry and any works carried out over the years. In the developments, ask for the community budget and the latest meeting minutes: as one example, an apartment listing in the Marina III development checked in September 2026 quoted community fees of €80 a month (listing (opens in a new tab)). That is a single advertised figure, not an area average.

New builds nearby: at Los Haraganes beach, just west of the village, the developer advertised Los Camaleones phases IV and V from €280,000 in September 2026 (Isla Canela S.A. (opens in a new tab)).

Assuming a €300,000 taxable base and the general rates applicable in September 2026, transfer tax on a resale home is €21,000, while 10% VAT and 1.2% stamp duty on a qualifying new-build purchase total €33,600.

Living there all year

A village with its own services. Punta del Moral has a local public infant and primary school, CEIP Virgen del Carmen (Ayuntamiento de Ayamonte (opens in a new tab)), and the Andalusian health service lists a local clinic on Avenida del Pozo, with published hours of 08:00 to 13:00 Monday to Friday (SAS (opens in a new tab)). Confirm current hours and appointments directly. For secondary schools, larger shops and most other services, residents rely on the town of Ayamonte.

Transport. The M-312 bus links Punta del Moral, Isla Canela and the town. In July and August 2026 it left Ayamonte every hour; from September 2026 to June 2027 the timetable has seven departures from Ayamonte on working weekdays, six on Saturdays and five on Sundays and holidays (Consorcio de Transportes de Huelva (opens in a new tab)). A car makes daily life much easier.

Local works. In April 2026 the town council announced works to improve pedestrian and vehicle safety at the Caño de la Mojarra crossing (Ayuntamiento de Ayamonte (opens in a new tab)). Check the current access arrangements when viewing properties nearby.

Before you buy near the shore

A beachfront or riverfront location does not by itself settle a property’s legal position. Spain’s Coastal Law generally establishes a 100-metre protection strip measured inland from the inner boundary of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab)). Have your lawyer check the current coastal boundary for the specific property, and check flood risk on the official flood maps (SNCZI): an unmapped location should not automatically be treated as risk-free (MITECO (opens in a new tab)).

If you plan to let the property

Registration in the Andalusian tourism register alone does not make a home a legal holiday rental. Planning compatibility must also be checked, and since 3 April 2025 starting a new holiday let in a building with an owners’ association generally requires the association’s express approval. Have an independent adviser check all three before counting on rental income.

Who Punta del Moral suits

Punta del Moral suits buyers who want the beach and the water on their doorstep and a real community around them: boat owners, anyone drawn to a fishing-village atmosphere, and second-home buyers ready to pay the highest asking prices in Ayamonte for it. Families with young children will find a primary school in the village.

If you want more space for the money, look at Isla Canela or the town; for a full range of shops and services on foot, the town is the natural choice.

Figures as of August and September 2026 unless stated otherwise. Prices, timetables and availability change; confirm current figures before deciding.
